METHOD & TERMS

Tracts 1, 2, 5, 7, 8, 9 & 10 will sell on a price per acre basis, based on the advertised acres. Tracts 3, 4 & 6 will sell for a “lump sum” total dollar amount. Tracts will sell in numerical order as listed and will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written offer to purchase and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing. The closing will be in approx. 30 days, on or before December 21, 2017. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The 2018 real estate taxes & subsequent years will be paid by the buyers. Some of the tracts sell subject to tenants rights for the 2018 crop year and other tracts sell free and clear.
