Having decided to move to Chillicothe, MO, to be closer to their family Allen and Stephanie will sell their farm. This farm has been in Allen's family for many years.
This farm consists of 140 Acres that will be offered in 4 Tracts.
Tract 1 is approximately
115 acres with FSA calling 99.15 acre tillable. There is currently about 55 acres being cropped. The remainder is being used for pasture. This tract is mostly flat with a gentle roll to it. There are 2 small fenced ponds and 2 small wooded draws. The entire tract has good perimeter fence and some cross fences.
Tract 2 is approximately
6 acres that is primarily all open and lays on the west side of the property. This tract would make an excellent building site or would be great with the other tracts.
Tract 3 is approximately 11 acres that is open with scattered trees and is currently being used as pasture. This tract has a good perimeter fence.
Tract 4 is approximately 8 acres and includes the 1497 sqft modern ranch style home that has oak cabinets, a 2-car attached garage, full basement, and a large deck off the back of the house. Other improvements include the 73' X 60' barn that is setup for livestock. There is 53' X 65' Open Front shed with several pens and facilities for livestock production. Also on this tract is two grain bins that are 2500 bushel and 3750 bushel.
