Method & Terms -- The farm will be sold on a price per acre basis, based on 150 acres. 10% of the bid price will be due the day of the auction, with the balance due in approximately 30 days, on or before November 19, 2018. An owner’s policy of title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller. The 2019 real estate taxes & subsequent years will be paid by the new buyer. Full possession will be given at the time of closing, subject only to the current tenant in possession for the 2018 crop year. Farm sells free and clear for 2019. Buyer acknowledges that the sellers are executing a “1031 Like-Kind Exchange.”
