The Ambrosia Land Investments farm is located approximately 4 miles west of Rockport, IL or 6 miles northwest of Atlas, IL (Approximately 12 miles southwest of Pittsfield, IL, 3 miles northeast of Louisiana, MO or 30 miles southeast of Hannibal, MO).
Directions: From Atlas, IL and the Junction of Hwy’s 54 and 96, go west on Hwy 54 approximately 5 miles to 265th St., then north approximately 4.5 miles to 183rd Ave, then west 1.5 miles to Kiser Creek Rd., then north 1/2 mile to the farm.
The land is further described as being located in the Southeast Quarter of Section 15 and the Northeast Quarter of Section 22, all in T6N-R6W, Atlas Township, Pike County, IL.
Tract Information
The farm contains a total of 135.92 surveyed acres and will be sold in 1-tract. This Sny Drainage District highly productive, levied bottomland farm has 118.73 acres tillable with productive soils that have a Crop Productivity Index (PI) of 123. Additionally, all the tillable acres have been recently pattern tiled. Kiser Creek Road runs along the west side of the farm.

Method & Terms
The farm will be sold on a price per acre basis, based on a recently conducted survey of 135.92 acres. Immediately following the auction the successful buyer will be required to enter into a written purchase agreement and pay 10% of the bid price, with the balance due in approximately 30 days,­ on or before November 26, 2018. An owner’s policy of title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller and the 2019 real estate taxes & subsequent years will be paid by the new buyer. Seller will pay has paid the 2018 drainage taxes. Buyer will be responsible for the 2019 drainage taxes and a special assessment drainage tax (contact auction company for additional details). The special assessment drainage tax ($29,306.45) will be paid in full by the seller. Full possession will be given at the time of closing, subject only to the current tenant in possession for the 2018 crop year. Farm sells free and clear for 2019.
